CONDENSED VERSION OF GENERAL RESTRICTIONS AS OF OCTOBER 24, 2008

  1. Each owner must maintain the lot, home and any improvements in a neat, sanitary and attractive condition. This should include regular maintenance and repair of all structures and consistent upkeep and trimming of trees and landscape.

  1. Weeds, rubbish, debris, etc. that are unsightly are not permitted on the property. Rubbish containers, woodpiles. Storage areas, equipment, etc. are not to be visible from other lots or common areas.

  1. Tree or plant materials that interfere with the aesthetic enjoyment and view of any lot are not permitted on the property. The Architectural Committee must first approve in writing plans and specifications for placement of any tree or plant material that can reasonably be expected to exceed eight (8) feet in height. View obstructions relating to trees and landscaping are covered by the associations newly adopted View Policy of which a copy is enclosed.

  1. A maximum of two (2) ordinary household pets (domestic dogs and cats) and a reasonable number of caged birds or fish in an aquarium are allowed so long as they are not kept, bred or raised for commercial purposes and are kept under reasonable control at all times. Any other type of animal must be approved by the Board of Directors; horses are prohibited. Owners must prevent their pets from soiling the common areas and are responsible for any clean up; must prevent their animals from unreasonably bothering or annoying (barking, defecating on lawns, etc.) other owners; must walk all dogs on a leash in common areas.

  1. Illegal, offensive, or obnoxious actions that interfere with an owner’s quiet enjoyment, or impair the structural integrity of any building, are not permitted on the property.

  1. Any exterior improvements, alterations or new structures of any kind (including but not limited to any building, fence, wall, patio, patio cover, tent, awning, carport, pool, spa, hot tub, Jacuzzi, planter, walkway, driveway, garage, green house, dog house, shed, gazebo, cabana, pond, waterfall, putting green, etc.) must have the approval of the Architectural Committee before building, erecting, painting, etc. can begin.

  1. Construction work may only be done during daylight hours: Monday-Friday 7AM to 6PM; Saturday 8AM to 5PM; NEVER on Sunday or Holidays. It is the Association member’s responsibility to ensure that his/her builder or contractor obeys the Guidelines regarding noise, safety, pets, parking etc.

  1. Garage doors must be kept closed at all times when not in use as access to the garage. Driveways must be kept clean and free of oil stains.

  1. Parking is permitted in driveways so long as it does not obstruct free traffic flow, create a safety hazard, violate any Rules or Regulations adopted by the Association or constitute a nuisance. Permanent parking or storing of buses, boats, recreational vehicles (motor homes, campers etc.) or inoperable vehicles is not permitted unless wholly contained within a garage with the doors closed. Occasional, temporary over-night parking of recreational vehicles for loading/unloading in preparation of vacation etc. will not be considered a nuisance. Restoring or repairing vehicles is not permitted.

  1. Electrical or telephone wiring, air-conditioning units, antennae, satellite dishes etc., may not protrude through the exterior walls or roof unless approved by the Architectural Committee. Solar heating systems must also be approved by the Architectural Committee.

  1. Lots may only be used for single-family residence. No business or commercial activity may be conducted except for professional and administrative occupations so long as there is no external evidence of such occupation.

  1. An owner may advertise a home or lot for sale or lease with one (1) standard real estate sign of reasonable color and display qualities, with a maximum size of six (6) square feet.

  1. Owners with common fences have an equal right to use the interior surface of the fence so long as no nails, screws, bolts or other objects are inserted no more than halfway through the fence. No owner will interfere with the enjoyment or common use of the fence or threaten or impair the structural integrity of the fence. Repairs to common fences (except for interior surface of one side) will be a joint expense to the relevant owners except where the damage is attributable to the negligence of a relevant owner.
